Summary
2030 Astoria Developers LLC (2030 ADL), a consortium lead by Alma Realty Corp (ARC) and other investors is planning to develop a mixed-use complex in New York, the US.

The project involves the construction of a 204,387m2 mixed-use complex comprising five buildings including three 26- to 32-story buildings, a six-story residential building with 15,793m2. It will be developed in four phases.

The first phase includes the construction of 320 residential units in four blocks, the second phase includes the construction of a 26-story building with 446 units, the third phase includes a 32-story block with 320 and a 12-story block with 220 units, and the fourth phase includes the construction of a 22-story block and a 29-story block comprising 394 units and a six-story elementary school.

The project includes the construction of a public park, 460 affordable units, 10,219m2 of retail facilities, 5,783m2 elementary school, a fitness center, 27,871m2 parking and related facilities.

In April 2013, ARC unveiled the design plans. Studio V Architecture has been appointed as an architect and Ken smith as a landscape architect.

On November 25, 2014, the project secured approval from the New York City Council, provided the developer committed to dedicating 27% of the apartments to affordable housing for families with a range of incomes.

On August 9, 2016, the project obtained US$34.2 million construction loan from Deutsche Bank.

Vera Construction has been appointed as a roofing subcontractor.

As of February 2018, ARC is planning to sell the development site for US$350 million.
