8. Construction of a beach club with 13 cabanas

Summary
Dolphin Capital Investors (DCI), through its subsidiary Mind Compass Overseas Ltd, plans to build golf course resort project near Porto Heli in Peloponnese, Greece.

The project involves the construction of a golf course resort on 250ha of land. It includes the construction of an 18-hole Jack Nicklaus Signature golf course, a golf clubhouse, a 300-bed hotel, 420 villas, 28 residential units, a beach club with 13 wooden cabanas and parking facilities.

The project is sub-divided into four sections. They include

1. The first section includes a 300-bed hotel, 60 villas of 600m2 floor area each and 28 residential units of 200m2 floor area each.

2. The second section includes 260 villas of floor area 440m2 each, an 18-hole golf course on 311ha

3. The third section includes 100 villas of floor area 200m2 each,

4. The fourth section is on Lepitsa Beach and includes a beach club with 13 cabanas

The project will be implemented in two phases.

The first phase includes the construction of 260 villas and the golf course and the second phase includes the construction of the hotel, the 100 villas, the 60 villas and the 28 residences.

Nicklaus Design has been appointed as architect; Zoniro as project management consultant; Hart Howerton as master planner; Denniston International Architects & Planners Ltd as a design consultant; Trophy Golf & Resorts, LLC as project manager; and General Hotel Management Ltd as management contractor to operate the hotel.

On November 17, 2008, Trophy Golf & Resorts (TGR) signed an agreement with DCI to manage and operate the golf course.

In June 2015, the Greek Council of State approved rezoning plans filed by DCI.

In August 2015, the project received an environmental approval.

On December 16, 2015, the Strategic Investment Proposal has been issued for the development of the project.

In April 2016, Strategic Investment favorable zoning has been completed.

On June 8, 2016, DCI submitted the detailed urban plans of the project.

In September 2017, the Ministry of Culture has approved and set the individual parameters for implementing the work on the project.

DCI is awaiting final permits for the project, which are expected by the end of 2017. Subject to approvals, construction on the project is scheduled for completion in 2019.
