Summary
St. Modwen Properties plc (SMP) jointly with Birmingham City Council (BCC) and Homes and Communities Agency (HCA) is undertaking the Regeneration project in Birmingham, England, the UK.

The project involves the development of mixed-use facility over 190ha of land and is being executed in phases.

The first phase involves the construction of 132 homes, town center comprising 789,676m2 of Sainsbury’s store, 75-bedroom Premier Inn hotel and Beefeater Grill 24 shops, restaurants, offices, car parking facility and Bournville College and the construction of related facilities.

The second phase of the project includes the construction of 13,935m2 Marks & Spencer store, six-floor multi-story, 500 car parking space, and an additional of 4,150m2 retail, restaurant and cafe space and related facilities.

It will include the construction of new learning quarter, 25ha regional investment site for high-tech businesses, urban parks, shopping centers; and the ‘Austin Center’, a proposed museum and community resource which will celebrate the history and importance of the area’s automotive legacy.

It also includes the construction of Extra Care Retirement Village consists of 260-homes of which 132 apartments are available for shared ownership, 76 for sale and 52 for affordable rent and 9,755m2 new office building called One Park Square.

The third phase includes the construction of a 3,100m2 of discount food store and 110 parking spaces.

Shepherd Construction was appointed as the contractor to undertake the construction for the Bournville College.

In February 2009, the project received an approval from the government. In October 2010, construction works commenced on the first phase of the project.

In September 2011, construction work on Bournville College was completed.

On March 16, 2012, Morgan Sindall was appointed as design-build contractor for the Longbridge town center of the first phase.

In August 2012, the planning application for the second phase of the project was submitted.

In December 2012, the construction of 113 homes under the first phase was completed. In January 2013, St. Modwen received approval for developing additional 19 homes as an extension of the first phase.

In February 2013, construction works commenced on the 19 homes of the first phase.

On December 19, 2013, SMP submitted five planning applications for the next phase of the project.

On January 6, 2015, O'Brien Contractors was appointed as a Construction contractor for the second phase of the project.

On January 29, 2015, Galliford Try plc was awarded the construction contract for the ExtraCare Retirement Village.

In March 2015, One Park Square office secured approvals from the Birmingham City Council.

In September 2015, Construction works on ExtraCare Retirement Village commenced.

In November 2015, construction works on 13,935m2 Marks & Spencer store completed.

In December 2015, construction works are completed on the second phase.

In December 2016, SMP submitted planning application for 335 homes.

In July 2017, construction completed for the ExtraCare Retirement Village and SMP has submitted plans for a US$33 million for third phase leisure scheme.



In March 2018, SMP submitted the revised outline planning applications for new discount food store.
