Summary
King’s Cross Ltd Partnership (KCLP), formed by Argent, London & Continental Railways and DHL, is undertaking a mixed-use development project at Camden, Northwest London, the UK.

The project involves the development of a mixed-use on 27.1ha of land with 50 buildings. It includes the construction of 750,000m2 of mixed-use space, 46,000m2 of retail outlets, 1,900 residential units, 91 rooms hotel on 2,800m2 of land, 800 space bicycle interchange, refurbishment of 23 buildings on 315,867m2 area, and restoration of historic buildings.

The office and retail development are categorized as follows:

S1, Handyside (Grade A):

It includes the construction of 16,258m2 12-story commercial tower comprising 1,895.2m2 of each floor, double-height reception lobby, retail space and restaurants, balconies, roof terrace, and chic landscaped gardens. The building is designed by Mossessian Architecture. It is scheduled for completion in the first quarter of 2019.

S2, Handyside (Grade A, Google Office):

It includes the construction of 16,722.54m2 11-story commercial tower comprising 1,625.80m2 of each floor, retail space on ground floor, and a basement.

R7, Handyside:

It includes the construction of 14,407.31m2 10-storey commercial tower comprising 1,579.35m2 of each floor, 557.4m2 of communal roof terrace, office space, three-screen Everyman Cinema, retail and restaurant space at the ground and mezzanine levels, large roof terrace on the ninth floor, one terrace on each floor, and a basement named ‘cycle spa’ consists of 260 bike spaces, changing rooms and showers. The tower is designed by Duggan Morris Architects.

Construction of R7 Handyside Street completed in the second quarter of 2017.

R8, Handyside:

It includes the construction of 6,293.80m2 two 10-13 story mixed-use towers comprising 4,245.572m of B1 office space and 2,048.23m2 of B1 Small Business Space. Piercy & Co. is the designer of the towers. It is scheduled to be completed in the second quarter of 2020.

T2, Canal Reach (Grade A):

It includes the construction of 21,414.15m2 12-story office tower comprising 2,787m2 of each floor, primary medical center, a health club, cycle store, mezzanine and a cafe, and spacious reception area. The tower is designed by Bennetts Associates, and TPS will undertake structural engineering works. It is scheduled to be completed in the first quarter of 2019.

T3, Canal Reach (Grade A):

It includes the construction of 15,412.6m2 10-story office tower comprising 2,136.7m2 of each floor, roof terrace, cafe, and reception. The tower is designed by Bennetts Associates, and TPS will undertake structural engineering works. It is scheduled to be completed in the first quarter of 2019.

In September 2016, Camden Council obtained approvals for the construction of T2 and T3 office towers within Zone T. Argent will reveal the construction timetable by the end of 2016. Ramboll group has been appointed as structural engineer, Cundall and Bam Services Design as services engineer, Gardiner & Theobald as cost consultant and LDA Design as a landscape architect.

Planning activities on T2 and T3 buildings are underway.

One Pancras Square (Grade A):

It included the construction of 5,120.8m2 eight-story office tower comprising 654.9m2 of each floor with 55.7m2 of balconies and 260m2 retail space at ground floor and reception, goods, and services area at below ground level. The tower was designed by David Chipperfield Architects. Construction works completed on the tower.

Two Pancras Square (Grade A):

It included the construction of 12,077.39m2 nine-story office tower comprising 1,440m2 of each floor, retail space, gardens, and terraces on the top floor and a rooftop, and reception area. The building was designed by Allies and Morrison. Construction works completed on the tower.

Three Pancras Square (Grade A):

It includes the construction of 15,236m2 10-story office tower comprising 1,737.2m2of each floor, retail at ground floor, reception, and goods and services area at below ground level. The building is designed by Porphyrios Associates. Construction works completed on the tower.

Four Pancras Square (Grade A):

It includes the construction of 22,000m2 10-story commercial tower comprising 1,904.5m2 of each floor, retail at ground floor, and goods and services area at below ground level. The building is designed by Eric Parry Architects.

In June 2017, construction activities were completed.

Five Pancras Square:

It includes the construction of 13,935.4m2 10-story community tower comprising 1,486.4m2 of each floor, a leisure center, two pools and a fitness center, a library, Council’s customer access center and administrative offices. The tower is designed by Bennetts Associates. Construction works completed on the tower.

Seven Pancras Square (The Stanley building):

It includes the construction of 1,830.18m2 five-story office tower and is designed by Studio Downie Architects and developed by The Office Group. Construction works completed on the tower.

Google Headquarters:

It includes the construction of 330m-long, 11-story, 80,825m2 office building. It includes the construction of state-of-art infrastructure, roof-top garden, running track, swimming pool, massage rooms, parking space, reception area and the installation of elevators and security systems.

In November 2016, Lendlease, Mace, Multiplex and Sir Robert McAlpine are the shortlisted bidders for the construction contract of the Google Headquarters.

On February 27, 2017, Google awarded a US$436 million construction contract for its headquarters to Lendlease.

In November 2017, Google held a groundbreaking ceremony for the building.

Construction works are underway.

Facebook Headquarters:

It includes the construction of four buildings with 65,000m2 office space. It includes the construction of state-of-art infrastructure, roof-top garden, running track, swimming pool, parking space, reception area and the installation of elevators and security systems.

Gehry Partners LLP was appointed to design Facebook London headquarters.

Planning activities are underway.

Residential Developments:

It includes the construction of 1,900 units comprising studios, one, two, three and four-bed homes. It also includes the construction of 650 student’s accommodation facility, a new school, a health center, social housing units and a gymnasium, 20 new streets and three new bridges, and 865 parking space.

The residential development is categorized as follows:

R6, Fenman House:

It includes the construction of 75-apartments comprising one, two and three bedroom, roof garden and is designed by Maccreanor Lavington, and interiors by Johnson Naylor.

The Plimsoll Building:

It includes the construction of 13-story tower comprising 77 homes with two and three bedroom apartments, duplexes and penthouses, private dining space and lounge, fitness suite, courtyard garden, new academy primary and nursery school and the Frank Barnes School for deaf children. It is designed by David Morley Architects, interiors by Johnson Naylor, and landscape by Dan Pearson Studio. Construction works completed in December 2015.

Saxon Court & Roseberry Mansions:

It includes the construction of 143 affordable homes comprising 63 rented apartments and 40 ownership homes at Saxon Court, and 40 apartments at Roseberry Mansions. It is designed by Maccreanor Lavington Architects. Construction works completed in 2013.

Gasholders London:

It includes the construction of 145 apartments, tranquil gym and spa, hydrotherapy pool, steam room and sauna, a business lounge, lobby, staircase a resident’s bar, private dining room and screening room, and a rooftop garden. It is designed by Wilkinson Eyre Architects, interiors by Jonathan Tuckey Design and spectacular rooftop gardens by Dan Pearson Studio.

Art House:

It includes the construction of reception, lounge, and cafe and is designed by de Rijke Marsh Morgan Architects and dRMM Architects. Construction works completed in 2014.

Rubicon Court:

It includes the construction of 117 homes comprising three and four bedrooms and is designed by PRP Architects. Construction works completed in 2012.

Tapestry:

It includes the construction of one, two and three bedroom apartments, townhouses and penthouses and is designed by Niall McLaughlin Architects, and interiors by Johnson Naylor.

In April 2017, construction completed for the Building T1 (now known as “Tapestry”).

Urbanest Student Housing:

It includes the construction of 27-storey 650 student housing tower comprising private rooms, studio apartments, media centers, common rooms, study areas, and terraces and is designed by Glenn Howells Architects. Construction works completed in late 2016.

Victoria Hall student residential building includes construction of 198 bedrooms. It was designed by Stanton Williams and construction was completed in 2016.

Parks & Open Spaces Development:

It includes the rejuvenation and redevelopment of Stable Street, Granary Square, Handyside Gardens, King’s Cross Pond Club, Gasholder Park, Lewis Cubitt Square, Lewis Cubitt Park, Camley Street Natural Park, Coal Drops Yard, Wharf Road Gardens, and Pancras Square.

The Parks & Open Spaces are designed by Townshend Landscape Architects, Dan Pearson Studio, Olin Landscape Architects, Bell Phillips Architects, Tom Stuart-Smith, Heatherwick Studio, and Ooze; lighting by Speirs + Major; engineered and built by BIOTOP and its partner Kingcombe Aquacare Ltd; and water features and fountains are designed, built and maintained by The Fountain Workshop.

Maylim Ltd to provide civil contract services at coal drops.

Landscaping works at the Coal Drops Yard is underway and is expected to be complete in October 2018.

Historic Buildings Developments:

The refurbishment of buildings and structures comprising German Gymnasium, The Granary Building, Gasholder No. 8, The Coal Drops, Great Northern Hotel, Midland Goods Shed, The Stanley Buildings, Fish and Coal, Buildings, Gasholder Triplet, Regeneration House, West Handyside Canopy, St Pancras Station, and King’s Cross Station.

KCCLP has been appointed as a developer for the project. The Advisory contract for real estate awarded to DTZ, Savills, Knight Frank and AustralianSuper is appointed as a financial advisor for the project.

Shepherd Engineering Services (SES), a subsidiary of Wates Group Ltd, was awarded M&E services contract for Social Housing Development.

The overall design contracts for the project includes Niall McLaughlin, Weedon Partnership, Allford Hall Monaghan Morris, Bell Phillips, Dan Pearson Studio, Dexter Moren Associates, John McAslan & Partners, Lifschutz Davidson Sandilands, Olin Landscape Architects and Niall McLaughlin Archit.

Allies and Morrison, Porphyrios Associates, Townshend Landscape Architects have been appointed as master planners.

Cushman & Wakefield and Nash Bond were appointed as retail and leasing agents for the project.

Kier Group PLC, BAM Nuttall, and BAM Construct UK Ltd were appointed as engineering, procurement, and construction (EPC) contractors for the entire project.

The funding for the project is being done through HCA and KCCLP's equity.

Construction on Google headquarters along with planning activities on T2 and T3 buildings, and Facebook London headquarters are underway. The entire project is expected to be completed by 2020.
