The US$1,000 million project includes the following:

2. Construction of 1,265 apartments or condominiums

3. Construction of 325,160m2 of office space

4. Construction of a 350-room hotel

5. Construction of 12 restaurants

6. Construction of an entertainment venue

7. Construction of parking facilities

Summary
Origami Capital Partners (OCP) and Greenfield Partners LLC (GP) are planning to build a mixed-use community in Dulles, Virginia, the US.

The project involves the construction of a 510,967m2 mixed-use community on 34.4ha of land. It includes the construction of 37,161m2 of retail space, 1,265 apartments or condominiums, 325,160m2 of office space, a 350-room hotel, 12 restaurants, an entertainment venue, parking and related facilities. It will be developed in phases.

The first phase involves the construction of 695 residential units, 11,613m2 of office and 3,902m2 of commercial development. The scope of remaining phases is yet to be announced.

In 2011, developers secured approvals to build a 1,39,354m2 of office prior to the construction of the residential. However, in 2014, developers approached the Loudoun County's Planning Board to loosen restrictions and allow them to build just 13,935m2 of office up-front before moving forward with residential due to weak office market.

Polleo Group has been appointed as architect and Cooley LLP as the legal advisor for the project.

In October 2015, OCP is partnered with GP to form DWC Holdings LLC, the new ownership group that will act as developer.

In May 2016, OCP and GP renamed the project from Dulles World Center to The Hub.

In July 2017, DWC Holdings LLC secured rezoning approval from Loudoun County Department of Planning to build 11,613m2 of office, 3,902m2 of commercial and 695 residential units in its first phase.

Subject to funding and planning approval, construction is expected to commence by the first quarter 2019.
