Summary
Coffee-Brimhall LLC (CB), a subsidiary of World Oil Corp., is planning to build a mixed-use community in Bakersfield, Kern County, California, the US.

The project involves the construction of a mixed-use community on 104.4ha of land and being developed in three phases.

The first phase includes the construction of 21,494m2 of retail space, 11,148m2 of office space 9,661m2 of light industrial and 325 units of high-density housing.

The second phase includes the construction of a 200-bed hospital, 9,290m2 of medical office, 17,651m2 of office, 18,208m2 of light industrial, 260 units of high-density housing, 120 units of medium-density housing, 13 units of single-family housing, and the development of 1ha of parkland.

The third phase includes the construction of 10,590m2 of retail, 5,574m2 of office, a 130-room boutique hotel, 180 units of senior housing, 160 units of medium-density housing and the development of 2.6ha of parkland.

Johnson Fain has been appointed as architect and Trammell Crow Company as the developer for the project.

In October 2013, CB cancelled its plan of constructing a 3,500-seat stadium within the site due to the unavailability of funds.

On June 5, 2014, CB filed a lawsuit against the California High-Speed Rail (CHSR) alleging flaws in the environmental review of a proposed alignment through Bakersfield.

On February 18, 2015, CHSR entered into an agreement with CB as per which, CHSR agreed that its proposed rail routes would not interfere with the proposed project site.

On June 3, 2016, CB submitted the revised plans to the city council.

A groundbreaking ceremony is expected in the fourth quarter of 2018 and the entire project is scheduled to be completed by 2035.
